Sapphire View Homes Project Status – December 17, 2007

Thank you for contacting us about our new home listing on West End.  I’ve been
working with the developer of this project for several years so I’m well acquainted
with his plans and the high quality of his products.  He’s a real estate project
manager that has managed several large home development projects in the US,
primarily California, and has had the experience of building his own home here in
2005 and completing the first of the four homes for this project early this year.

The homes are located on a nine acre piece of property in West End village that
runs about 1500 feet between the beach front and the top of a ridge that’s 110
feet above sea level at the home sites.  The views and sunsets from all four
homes will be spectacular.  They are being placed so that the view will be
protected by any future construction.  You can check out the property on Google
Earth at 16 degrees 17’ 55.15” north, 86 degrees 35’ 23.11” west.  The property
is between Foster’s bar over the water and Les Buccaneer restaurant on the
beach front road if you’re familiar with West End

The structures are built on posts to insure an unhindered view and good winds for
keeping cool as well as providing for covered parking and a bodega for utility use
and storage.  Each unit comes with hardwood floors, tile in the bathrooms, tile
counter tops and Honduran hardwood trim, interior doors and cabinets in the
bathrooms and kitchen.  A full set of standard appliances and zoned air
conditioning is also included.  The  exterior walls and ceilings are insulated and
covered with a combination of drywall and local pine.  The roof is made of
composition shingles and the exterior sealed.  You can also have it painted in
pastel island colors of your choice.  The homes will have a four thousand gallon
cistern along with access to a 15,000 gallon backup cistern and well, pressure
pump and tank, hot water heater and a rainwater collection system.  A three
stage septic system will be provided for sewage.  We will also provide upgrades
such as an additional apartment on the ground floor, granite counter tops, tiled
floors throughout, stainless steel appliances and a standby generator for  
additional charges.      

The first home is finished and sold in April.  The foundation for the second one
was started in May and w
as completed last week.  Several improvements to the
original plan have been made such as a café deck off the master bedroom,
French door front access and additional sliding glass doors off the master
bedroom and dining area for access to the front deck and improved views from
inside the house.   

The planned pre-payment schedule during construction is; 10% down, 20% due
when the foundation is started,  20% due when the framing begins, 20% due when
the house is closed up (siding, roof, windows and doors installed) and 20% due
when the interior finish work begins.  The final 10% will be paid after the buyer has
inspected and accepted the home.  

West End is a community that has just about everything you’ll need within walking
distance, although a trip into Coxen Hole every couple of weeks might be
required.  A rental, property management and security program is offered by the
owners of Crystal Beach Cabins, the resort on the beach road at the bottom of
the property.  Owners and renters will also have access to their beach, dock and
a pool that’s planned in the future.  Additionally, cable television and high speed
Internet service is available in the area.

I’m very confident that you’ll be getting what you pay for, on schedule, if you
decide to purchase one of these homes.  The ocean views and sunsets are
spectacular from the home sites and the location gives you easy access to all the
activities in West End as well as providing a secluded location for your privacy.
